CHRISTMAS / NEW YEAR MIN NIGHTS
- 7 nights min for all villas with below exceptions
- For a booking overlapping Christmas and New Year, a minimum of 10 nights is required

*: Exceptions to the min number of nights for Christmas New Year:
- Phuket: Villa Yin, Villa Yang, Villa Rak Tawan min 14 nights

RATES CONDITIONS
1. Rates are subject to change without notice (New)
2. Rates are quoted on a per VILLA basis and for the maximum number of Guests (including children) as specified above.
3. Extra Beds will be charged regardless of the age of the Guests when occupancy is over villa allocation as specified above
4. Rates include Continental breakfast, prepared daily by the in-villa employees,applicable to 10. see below
5. Baby cot provided FOC subject to availability
6. Daily Rates and Extra Beds are exclusive of 10% Service Charge and 7% Tax.
7. Airport Transfers are applicable and are charged separately from the daily rates (7% Tax applicable). Charges for airport transfer are applicable per trip and for a maximum of 7 passengers per vehicle (private mini bus or luxury car).
8. Airport transfers and extra bed are not commissionable
9. Rates are quoted in US Dollars.
10. For Phuket, Continental Breakfast is included for the following villas only: (New)
-The Signature Collection: Jiavana Villa ( Shanit, Annadara and Jia) and Baan Lom Talay
-The Boutique Villas: Continental Breakfast is not included

CANCELLATION CONDITIONS
* For Intermediate, High, Promotional Seasons and other seasons stipulated in the rate sheet. All payment (s) received will be credited for use in the same villa
as originally booked for within 9 month of the cancellation date if the booking is cancelled after the payment (s) date.
* For Prime Season, Christmas/New Year and other season stipulated in the rate sheet. If the booking is cancelled after the deposit and/or balance payment date,
all payment (s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same period that has been cancelled.
* Should a Guest wish to change villa while on site, 3 days notice are required. Should the Guest changes property immediately on arrival
the 3 days notice will be forfeited. Should the Guest wish to stay in another villa at a lower rate, the Guest is not entitled to a refund on
the amount originally paid, should the 2nd villa be more expensive, the Guest is required to pay the difference on site and the booking agent is not entitled to any commission
* Early departure is subject to the cancellation conditions as specified above.

WEDDINGS AND PRIVATE PARTIES
Event payment terms: (New)
- A non-refundable Commitment Fee of $1,000 is charged for all wedding ceremonies, events and receptions in order to confirm that guest have confirmed “Signature Weddings”
as the wedding/events company. This fee is offset against the final amount payable.
- A deposit of 50% of the total of the wedding package is due not later than 45 days prior to the wedding date.
- The balance of the wedding package is due not later than 21 days prior to the wedding date.
For any wedding and/or private party with attendance larger than 1.5 times the bedding capacity of the villas, the following is applicable:
* The Signature Collection:
- Premium of US$1,200 (subject to 7% tax) for up to 80 guests
- Premium of US$1,500 (subject to 7% tax) for 81 - 120 guests
- Premium of US$1,800 (subject to 7% tax) for 121 - 150 guests
Please note that Ban Suriya and The Cove require min of 5 nights for all seasons for Wedding Booking

Please note that Baan Kilee, Baan Puri, Baan Ora Chon require min of 3 nights for Intermediate Published, 3 nights for High Published, 5 nights for Prime Published and Date: 31‐03‐11 Time:8:18 PM and 7-10 nights for Christmas New Year Published for Wedding Booking.

A refundable damage deposit of THB 100,000 (New) is required to cover any potential damage, payable on site.
A cleaning fee of up to THB 20,000 (New) will be charged on site to the Guests depending on service provided by a professional sub-contractor

The above premium are applicable per function for a duration of 24hrs (ie consecutive parties over several days will be eligible for multiple premium charges)
All villas can only accommodate a limited number of guests, depending on the property (see specific wedding listing or visit www.thesignatureweddings.com)
** In line with our Corporate Responsibility, we require that all external events companies/organizers will pay an additional daily fee of 5,000 Baht for the attendance of a member of the management company to be on site to ensure all regulations and requirements are met. Note after 12am a hourly rate of 500 Baht extra will be charged.

Jivana Villas (Shanti)
- Premium of US$1,200 (subject to 7% tax) for up tp 60 guests
- Premium of US$1,800 (subject to 7% tax) for 61 - 120 guests
- Premium of US$2,400 (subject to 7% tax) for 121 - 150 guests
- Compulsory Flooring at US$600 (subject to 10% service charge and 7% tax)
- A refundable security deposit of US$3,500 is required to cover any potential damage

Villa Chan Grajang, Villa Yin, Villa Yang, Villa Rak Tawan, Villa Kiana
- Premium of US$1,500 (subject to 7% tax) for 15 guests
- A refundable security deposit of US$6,000 is required to cover any potential damage

* The Boutique Villas, all villas at Miskawaan and Baan Tamarind: Premium of US$600 (subject to 7% tax)

All Promotions (New)
Only applicable for full rates reservations
Not available for bookings which have already been confirmed and/or for which deposit/full payment have been received
Any Promotion needs to be specified in the initial availability enquiry in order to benefit from the incentive
Normal payment conditions applicable

PAYMENT OF BOOKINGS
* Payment of reservation to Island Property Services by Agents are as per individual contracts
* Cancellation conditions above are applicable regardless of the payment schedule to Island Property Services

CORPORATE RESPONSIBILITY
In line with our Corporate Responsibility , we reserve the sole and exclusive right to request any guest to vacate a property in case :
1- male or female joiners are invited over to the property, as non registered guests
2- any illegal activities with under age individuals are witnessed (guests would be summoned to the local police)
3- any other illegal or immoral activities are done within the private boundaries of the property (ie use of drugs, illicit pictures and movies)
It is the agent responsibility to bring the above to the attention of their guests and we kindly invite our booking partners to advertise such policy in their collateral.
No refund would be applicable.

Chef service for The Boutique Villas ( subject to availability)

** Koh Samui: THB1,000++/Meal or THB1,750++/Day for a maximum of 12 guests, extra person will be charged at THB400++/meal.
(New) In villa shopping service: THB650+ vat 7% or 20% minimum of purchases cost, whichever is greater The provisioning fee is subject to 7 % VAT.

**Phuket: THB1,500++/Meal or THB2,500++/Day for a maximum of 4 guests (New) , extra person will be charged at THB400++/Meal
(New) In villa shopping service:THB750 +vat7% or 20% minimum of purchase cost, whichever is greater. Traveling costs may be added if the menu requires hard to acquire goods
